Buttercup Creek is an established neighborhood in Cedar Park located off Cypress Creek Road between Bell Blvd and Lakeline Blvd. Homes in Buttercup Creek range in price, size, and age. This large community is mostly zoned to Westside Elementary and Reed Elementary. Zoned to Cedar Park Middle and Cedar Park High.
Buttercup Creek is one of Cedar Park’s original master-planned communities, widely recognized for its deep roots, mature tree canopy and unmatched suburban convenience. Spanning sections on both sides of Lakeline Boulevard just off Cypress Creek Road and along Buttercup Blvd, this expansive neighborhood seamlessly blends rich local heritage with dynamic modern living.
Buttercup has a rich history, before it became a master-planned suburb. Originally settled in the 1840s–1880s, the area was known as a mid-19th-century pioneer settlement called Doddboro (later Doddville, or Dodd’s Store), which eventually became the historic community of Buttercup. Strategically located along the Austin stagecoach line, it boasted a cotton gin, gristmill, post office and school. The original townsite now sits under a reservoir next to US 183, near the Twin Creeks YMCA, created when the creek was dammed in the mid-20th century.
In the 1980’s, modern residential development kicked off in Cedar Park as the Austin metro expanded north. To fund the massive infrastructure required for the community, it was established under Williamson County Municipal Utility District No. 3 (WC MUD 3). Development progressed in phases through the 1990s and 2000s, reaching final build-out around 2014 int eh Westside at Buttercup area across Lakeline Blvd.
As Cedar Park rapidly expanded, including its own 1973 incorporation, the master-planned phases of Buttercup Creek were systematically annexed and fully incorporated into the city limits. Today, the utility infrastructure has transitioned fully to City of Cedar Park services, meaning residents get to enjoy a clean tax rate without a lingering heavy MUD surcharge. The pools and parks throughout at Buttercup were incorporated into the City’s parks system.
Unlike newer “cookie-cutter” developments to the north, Buttercup Creek is famous for its varied architectural styles (ranging from 1980s bungalows to large 2000s New Traditional builds) where home buyers feel like they are getting character that they can make their own. It also feel very green with lots of parks and trails and mature towering oak and elm trees. Lot sizes are generally larger and more private than modern suburban builds.

- Buttercup Creek Park & Pool – The original MUD pool that was incorporated into the City of Cedar Park and is now a City Pool. Residents can pay a small fee to use the facility, as there is no HOA in the older section of Buttercup.
- Bell Park – A new park in the adjacent The Bell District and home to the new Cedar Park Library
- Janet Bartles Park – a large neighborhood park located along Buttercup Creek Blvd.
- Westside and Discovery Well Cave Preserve – The newer developed areas of Buttercup have many small pocket parks and also acres of protected park lands protecting natural cave systems and the species that inhabit them. These preserves are what makes the area feel green and spacious.
- Lakeline Park – A new City lake park off Little Elm trail that features paved walking path around the lake and through meadows, an amphitheater, large playground, sports fields and many community events throughout the year.
- Milburn Park – A City of Cedar Park 42 acre parks with lots of amenities such as a pool, cricket field, BMX track, walking trail, community garden, tennis courts, covered basketball court, sand volleyball court and soccer fields.

Another perk of the Buttercup Creek neighborhood is the Treasure of the Hills Senior Center located next to Buttercup Park. The neighborhood offers a “minutes-to-everything” footprint that drastically cuts down commute and shopping times. Located in the heart of Cedar Park, this community is highly sought after for the convenience to everything in all directions.

The Bell District – One of the newest bonus features of the Buttercup Creek neighborhood is it being adjacent to the new Bell District development. The Bell District is a transformative, 54-acre public-private redevelopment designed to serve as the walkable downtown and community heartbeat of Cedar Park, Texas. At the heart of The Bell District is the Cedar Park Public Library : An award-winning, 47,000-square-foot, state-of-the-art facility serving as the district’s civic anchor.
Bell Park & The Backyard: A 15-acre public green space lined with century-old pecan trees, a park pavilion, and “Belle”, an amazing 23-foot mockingbird-shaped play structure. Bell Park is part of the City of Cedar Park, Parks system with a paved trail that leads to Timber Trail in the Buttercup neighborhood giving residents a direct path to the new Bell District. Coming soon to the Bell District will also be a new Performing Arts Center, Cedar Park Art Collective: a planned civic arts center on the southern edge of the district featuring a theater, art gallery, and community gathering spaces linked via a new pedestrian bridge. Also in development will be retail and apartments and potential new housing for sale. The Bell District is also home to the Texas Farmer’s Market a Bell held every Saturday morning year round and community events like Yoga in the Park.
Westside HOA – Because Buttercup Creek developed in phases over several decades, it is divided into a few distinct sections. Dues are notoriously low for a community with private amenities because the city of Cedar Park manages many of the surrounding large parks. The older sections of Buttercup do not have an HOA as the MUD was absorbed by the City.The newer Westside section does have an HOA because the have their own pool facilities and some parks.
