The Blockhouse Creek Community

Blockhouse Creek is uniquely positioned just on the border of Cedar Park, in Leander. Literally just outside of the neighborhood you enter into Cedar Park’s main shopping and entertainment district. Being it’s own MUD (Municipal Utility Districts), residents have a Leander address but are not actually part of the City of Leander. Read more below.

Blockhouse Creek is a masterplanned community that started in the 1980’s and grew over the years with construction completing in the last sections in the early 2,000’s. Situated right along the border of Cedar Park along the 183A corridor, Blockhouse is right in the middle of one of Central Texas’ fastest-growing corridors. Everything anyone would need for shopping, dining, medical and commuter routes is less than a mile away.

The newest exciting development to this area is the CedarView development which will feature the major shopping destinations of NFM (Nebraska Furniture Mart) and SCHEELS. This area is already home to the H-E-B Center at Cedar Park which is an arena where sports, converts and other entertainment is held. It’s home to the Texas Stars Hockey Team! Next door will be a brand new new convention center and Mariott hotel (coming soon).

Just outside the north side of the neighborhood on Scottsdale Drive, you have a sports lovers paradise at The Crossover, which features a professional ice skating rink, pickleball courts, sand volleyball, soccer fields, an eSports arena, health and fitness facilities and more. There is also the FieldHouse at the Crossover, a sports bar with indoor and outdoor seating, food trucks, firepits, an outdoor movie set up and many special events throughout the year. Located between New Hope and Whitestone are Cedar Park’s best retail and dining options at 1890 Ranch and The Parke shopping areas. Whether it’s sports, concerts, shopping, or dining, everything is within easy access to Blockhouse Creek.

Blockhouse Creek isn’t just a neighborhood, it’s a community people stay in for years. Blockhouse has it’s own MUD (Municipal Utility District) that is also the HOA. As an established master-planned community, it offers:

• Two neighborhood pools. One at Tumlinson Park with a waterslide and splash pad with plenty of shaded seating. The other pool at Apache Park features lap lanes and is also where the local competitive kids swim team meets, The Tidal Waves.
• Multiple parks and playgrounds at scattered throughout the community. It’s the perfect community if you love strolling, walking, running and biking. Wide main roads with bike lanes and tree lined sidewalks draw out active residents. There are always people out and about. The Tumlinson Amenity Park has 2 Pickleball Courts, a Basketball Court, Kids Soccer Court, a large covered pavilion, sand volleyball, a baseball field and numerous shaded picnic areas.
• The main Amenity Park is centered around the historic Walker House, an early pioneer to the area. The home is now turned into meeting and recreation space for residents. What is the Blockhouse MUD?

BHMUD provides water, garbage and recycling pickup, deed restriction enforcement, maintenance and operations of pools and park facilities. A tax assessment funds these services to maintain high quality services. MUDs have greater flexibility than a city because residents have a more narrowly defined sense of neighborhood and more interest in their community. MUD board members are residents and are elected to four-year terms. Being in the MUD, you do not pay City of Leander taxes. Pros and cons. Cons, you don’t get resident access to City facilities like pools and library. Pros, Blockhouse has great amenities!

Block House has 2 separate entities that oversee CCRs in the neighborhood.  In the section of the neighborhood overseen by the MUD, Community Association Management oversees the enforcement of CCRs and coordinates Architectural Control Committee submissions.
