Shenandoah is a unique Cedar Park neighborhood bordering Austin between Lakeline and FM 620. Prized for large lots and abundant trees, Shenandoah gives the feeling of being rural yet it’s minutes away from major roadways and retail. Located in an ETJ of Williamson County, Shenandoah has a Cedar Park address, but is not officially in the City limits. It’s under the jurisdiction of Williamson County. Deed restrictions are very limited. A home must be occupied with a residential dwelling (whether owner occupied or rental), but other than that, you can pretty much do what you want. There are many small business owners who live in Shenandoah because they can build an outbuilding for equipment storage, park work trucks, etc. The neighborhood still offers a rural neighborhood feel with home based businesses quietly tucked in here and there. Many people have also added guest houses, pools and pool houses. Chickens are also allowed in Shenandoah, which is not allowed in the City of Cedar Park (people still do it if they don’t have an HOA).

The neighborhood is also unique in that the section with larger lots is on septic and not tied to the city sewer system. Shenandoah has not been annexed into the City of Cedar Park yet, so property taxes rates are low. The neighborhood is mostly of single-story ranch homes that range in age from the 1970s and 80s. Some have been completely remodeled or added on and some have added detached garages. Situated between Lakeline Blvd and FM 620, you can easily hop on SH 45 via FM 620 or Lakeline/183A for easy access to all major commuter routes and N Austin jobs. With the N Austin suburbs rapidly growing and Cedar Park attracting major employers, you don’t have to go far to find good jobs. If you want something different than a traditional suburban neighborhood, but you don’t want to drive too far, then this is the neighborhood for you in Cedar Park. Shenandoah is prized for large lots located in an ETJ (Extra Territorial Jurisdiction) which refers to buffer zones surrounding cities (e.g., Georgetown, Round Rock, Cedar Park, Leander) where municipalities control land-use planning, subdivision platting, and infrastructure development, despite the land being outside city limits. Enjoy the rural feel with quiet streets, mature trees and breathing room between homes with the convenience of being minutes from everything Cedar Park and North Austin has to offer. This is the kind of location that continues to grow in demand: Peaceful without being remote. Convenient without feeling rushed.

Shopping, dining, parks and major roadways are all within easy reach. The Cap Metro Rail Lakeline Train Station is less than 3 miles away which takes you all the way to downtown Austin with a convenient stop near the Domain at Q2 Stadium.

Enjoy quiet mornings and evenings on the front porch or the back patio. Venture farther and enjoy the abundant recreational opportunities just outside of the neighborhood. Connect to Lakeline Park just across Lakeline where you will soon be able to access the entire Brushy Creek Trail System from there. Lakeline Park offers a paved walking path around the lake, an outdoor Amphitheater, location to many events, and a huge playground. Also, nearby is Milburn Park. 

Transportation – Shenandoah is a commuters dream with easy access to all major North Austin commuter routes to get anywhere you need to go easily. Quickly access FM 620 and SH45 for an easy commute to Round Rock to the East and Lakeway to the West. Quickly hop on US 183 and enjoy the new Toll Road all the way to downtown Austin via MoPac US1. Or continue on the Austin Bergstrom Airport, less than half an hour to the Airport. Hop on the  Austin MetroRail at the Lakeline Station and head south with many convenient stops including The Domain, East Austin hot spots all the way to downtown. Head north to Leander, Liberty Hill and Georgetown via the new 183A Toll Road. Enjoy country living with a quick drive to jobs.
