The Indigo Ridge Development in Cedar Park TX has been in talks for many years. The large parcel of land off Whitestone near Sam Bass Road and New Hope is a huge swath of mostly undeveloped land in what limited land Cedar Park has left to develop. In previous talks March 14, 2019, the Cedar Park City Council entered a memorandum of understanding for project development with Indigo Ridge Development Partners and the US Tennis Association. Since then talks fizzled and it now seems that another developer, Endeavor Real Estate Group, is bringing forth new plans to City Council. The original plan was for 145 acres for the Indigo Ridge development.
New talks are in the works for the now nearly 500 acre development, which has been named High Ridge. At a July 13, 2023 council meeting, Cedar Park City Council approved a petition from Endeavor Real Estate Group to consider amending its future land use plan to accommodate Endeavors proposed new development. The development is still proposed to incorporate living, retail, office, dining, and recreational opportunities in the mixed use development. Developers have been in talks with the City for many years about this project and things seem to be moving forward again, as of
August 2023.
The 496-acre High Ridge Development is proposed to include:
- 1,000 single-family homes
- 3,000 multifamily homes
- 600 hotel units
- 3.1 million square feet of commercial and civil space
- 50 acres of parks and open space
- A major athletic facility campus
Since the City of Cedar Park is in the midst of revising its Comprehensive Plan, including the City’s Future Land Use Plan, this may be one reason things are moving slowly. Cedar Park’s Future Land Use Plan designates how the city intends to develop certain undeveloped areas. One of these land use designations are “planning areas”, which identify one of three “missing places” in the city: walkable mixed-use, entertainment/cultural district and business park. As Cedar Park is 80% built out, planning areas comprise much of the city’s remaining vacant land, according to the city’s
Comprehensive Plan. Revisions coming in 2025 will better outlines uses for remaining land and move some developments forward. If you have questions or concerns about the land that is left to build in Cedar Park, contact Cedar Park City Council Members or attend a City Council Meeting.
Endeavor Real Estate Group was in conversations with UTSA Texas about continuing to include the organization in High Ridge but could not guarantee that USTA Texas would be a part of the development. The US Tennis Association (USTA) is a nonprofit organization with more than 600 organization members and 52,000 individual members. If USTA Texas brings its facilities and headquarters to High Ridge, it could attract more corporate relocations, thus boosting tax revenue.
