Business Spotlight

Cedar Tech Development

The new Cedar Tech Development is a massive Class AA industrial and flex business park expanding the high-tech and defense corridor in the Austin-metro Northwest Submarket. The City of Cedar Park’s transformation into a major defense, aerospace and advanced manufacturing hub is the result of aggressive, targeted economic policies. Rather than relying solely on the general growth of the Austin metro area, the City of Cedar Park has actively built a competitive environment to court high-paying primary employers, like Firefly

Located next to the current location of Firefly, Cedar Tech Development is an expansive planned commercial development area rapidly expanding and attracting major players to the area. Developed by Holt Lunsford Commercial Investments and leased via Live Oak, the Cedar Tech master project is broken into two distinct phases totaling over 385,000 square feet. LEARN MORE

Cedar Tech I: Features three Class AA industrial buildings spanning 279,571 square feet with 32-foot clear heights. This phase serves as the new corporate home for Aeon Industrial Inc., who recently announced the move of their HQ to Cedar Park.

Cedar Tech II: Consists of two Class AA flex industrial buildings encompassing 105,875 square feet.

Located at 2305 Scottsdale Drive, on the border of Cedar ark and Leander, the project sits just north of New Hope Drive and east of Highway 183A, directly adjacent to the region’s growing tech and aerospace hub. The project officially broke ground in late 2025.

Strategic Funding via Dual Sales Tax Corporations
Cedar Park is one of the few Texas cities to leverage both Type 4A (Industrial) and Type 4B (Community) Economic Development Corporations. Funded by a voter-approved local sales tax, these corporations give the City dedicated capital to aggressively negotiate corporate relocations. This fund enabled the city to approve the $2.1 million incentive package that secured Aeon Industrial’s headquarters, among the first to sign on in this expanding Tech development.
Performance-Based Incentives & Innovation Grants
The Cedar Park Economic Development Corporation (EDC) structures its deals to protect taxpayers while rewarding high-value job creation.
    • Job Creation Grants: Recent grants have historically averaged $10,000 to $15,000 per job for target industries.
    • The Innovation Grant Program: Specifically designed to appeal to fast-growing, early-stage tech companies like Creative 3D Technologies and Wright One Inc.
    • Tax Abatements: The city offers up to 10-year abatements on real and personal property to ease the burden of initial capital expenditure.

Bureaucracy-Free Fast-Track Permitting

Another tool for attracting high-tech operations, is lessening the speed to market by reducing red tape. Cedar Park sets itself apart by guaranteeing that companies can secure necessary municipal permitting in weeks, not months. Dedicated EDC staff act as ombudsmen to guide manufacturing facilities through zoning, utility connection, and building inspections without administrative bottlenecks.
Fostering an Industry Ecosystem
The City strategically targets complementary business clusters to create a self-sustaining local ecosystem. By heavily supporting the massive footprint of Firefly Aerospace, the city’s largest aerospace anchor, and joining programs like the Plug and Play advanced manufacturing accelerator, Cedar Park has made itself the default destination for defense tech companies working with the U.S. Army Futures Command in nearby Austin.
Strategic Tax & Business Advantages
A major selling point for defense, semiconductor, and manufacturing tenants choosing this site is its specialized tax designations. Other benefits can be Triple Freeport Tax Exemption: Companies avoid paying local inventory taxes on qualifying goods moving in and out of Texas within 175 days and Foreign Trade Zone (FTZ) Status: Grants businesses major tariff reductions, duty deferrals, and streamlined customs procedures for international commerce.
Cedar Park Texas Real Estate Agent

What does this mean for local housing?

The Cedar Tech development, and the corporate relocations it brings, acts as a direct catalyst for the Cedar Park real estate market. Increased Good jobs bring an increased demand for Mid-to-High-End Housing. The project introduces hundreds of high-paying jobs in the aerospace, defense, and advanced manufacturing sectors. For example, anchor tenant Aeon Industrial is scaling up to 135 employees with an average annual salary exceeding $120,000. These incoming engineers, executives, and technical specialists will directly fuel the demand for local housing, driving steady rental absorption and competitive home sales in the immediate area. Appreciation in Northwest Submarket Neighborhoods is expected in the coming years, thanks to this increase in good paying jobs and employees seeking homes that offer a nice quality of life close to work. Because the development sits on Scottsdale Drive (just off New Hope Drive and Highway 183A), nearby residential communities are positioned for strong long-term appreciation.

Shift Toward “Live, Work, Play”
With Cedar Tech contributing to Cedar Park’s status as a self-sustaining city, residential buyers are increasingly prioritizing proximity to work. This shifts housing demand away from traditional Austin-commuter patterns and focuses it internally. It boosts the long-term value of properties located near Cedar Park’s master-planned mixed-use centers around Whitestone, Parmer Lane, Ronald Reagan, Lakeline and Bell District, where residents can live near their high-tech employers and enjoy a nice quality of life.
