Homes that are selling are selling within 98% of list price on average, after price reductions to meet the market. Original list price to closed price for Cedar Park is 80% of original list price for January/February 2025. 79% in Leander. 77% in Liberty Hill and 86% in GTW.

Homes that are presented well and priced right are selling. Homes reducing their price to meet the market are selling. Homes remaining on the market with no price adjustment, may not sell if they don’t meet the market.

Thoughts on Cedar Park Stats 

Take notice of Cedar Park stats. Cedar Park seems to be faring better than nearby suburbs. Part of the low inventory has to do with limited supply. Most residential areas are built out and it’s mostly commercial land left to develop, with a few small residential developments on the horizon. But, Cedar Park also has a lot of demand being the closest suburb to North Austin and the high quality of life offered to residents by the City such as nice amenities, a commitment to preserve green space, ample parks and trails and more amazing amenities coming soon through parks and recreation with their recently approved master plan. Cedar Park resident are also committed to supporting small businesses which helps to maintain that small town charm. Neighborhoods in Cedar Park are well maintained and show pride of ownership. Most communities have parks within them and some offer neighborhood pools, along with the three City pools for residents. Farther out suburbs, especially part of Leander, Liberty Hill and West Georgetown have a glut of new construction which is what is making their days on market longer. There just is not enough demand right now to absorb the supply. But – keep in mind we are not even in moving season yet. What will Spring 2025 bring? Hard to say. Depends on how many buyers enter the market and how many listings enter the market to see which way the pendulum swings. We will be watching it closely!
